The market has definitely cooled in the Fox Valley area as Illinois’ 2nd largest city, Aurora, sees a 27% drop in single family home sales in August, 2019 from 2018’s high of  196 closed sales to only 143 in August, 2019.   The days on market also increased from 2018’s 44 to 50 in August, 2019 which is a 13% increase.

The median sale price also took a small hit with a drop of 3.5% from $238,500 in 2018 to $230,000 in August, 2019.  The YTD stats also show a definite slowdown with closed sales down 6.6% from 2018’s 1,144 to 2019’s – 1,069 closed sales.

The average sales price is only down 1.1% from 2018’s $240,075 to August, 2019’s average of $237,513.   The median sales price is also down by 1.9% from 2018’s $226,750 to August, 2019’s $222,500.

The longest listed home has been on the market for 524 days.  Located in Stonebridge this looks like a great home to buy for those that want to move to the 204 school district!
