Looking back to 2017 single family detached home sales in Oswego, IL we will find the top 6 subdivisions in sales below:

Churchhill Club* – 63

Gates Creek – 26

Hunt Club – 24

Mill Race Creek – 24

Southbury – 24

Fox Chase – 23

 

Churchhill Club prices range from $226K to $407K .  It is a clubhouse community with a variety of housing styles and price ranges built between 2004 and 2012.  A quick search on the MLS shows 5 homes currently available for sale in the subdivision.  There are 4 homes under contract currently.  Two homes closed in January.  These numbers are based on a “quick search” using subdivision field in the MLS.

Gates Creek  & Gates Creek West came in 2nd with 26 closed sales.  They ranged from a low of $247,500 to a high of $350,000 for a listing at Gates Creek West. Homes were built in the mid 2010’s.  There are currently 8 homes available ranging from a low of $317,900 to a high of $389,900.  There are currently 3 homes under contract.  A total of 3 homes were sold in January, 2018.

We had 3 subdivisions  with 24 closed sales -Hunt Club, Mill Race Creek and Southbury

Hunt Club, 24 closed sales ranging from $245,000 to a high of $517,120.  There are currently only 2 homes available for sale priced at $419,900 and $445,900.   These are both new construction “to be built”.    Two under contract – priced at $274K & $277K.  There were two closed sales in January, 2018 for $280K and $338K.   This subdivision was started in 2007 by Town & Country builders.

Mill Race Creek  had 24 closed sales in 2017 ranging from  a low of $196,500 to a high of $362,500.  This includes homes in the Ponds of Mill Race Creek.  There are 3 homes currently for sale ranging from $254,000 to a high of $339,500.  There is only 1 home under contract.  In January, 2018 there was only 1 closed sale for $217,500 in the Ponds.  This subdivision was built in the 1990’s and is on Rt. 34.

Southbury’s  24 closed sales ranged from a low of $259,750 to a high of $380,000.  There are currently 5 homes available in Southbury which include Autumn Gate, Spring Gate, Summer Gate, Southbury and the Villas of Southbury.  They range from a low of $270K to a high of $479K.  There are 3 pending home sales ranging from a low of $339,650 to a high of $345,000.  There were two closed sales in January, 2018 that ranged from a low of $278K to a high of $305K.  This subdivision was started in the mid-2010’s and homes were built by a variety of builders through the years.

Fox Chase came in 6th with 23 closed sales.  Fox Chase closed sales in 2017 ranged from a low of $192,500 to a high of  $268,000 for a home in Fox Chase Estates.  Currently there are 7 homes available for sale ranging from a low of $273,995 to a high of $355,921 (to be built in the Estates of Fox Chase).  Under contract only two homes show up – low is $199,900 and the high is $218.900.  In January, 2018 there were no sales.  The Estates of Fox Chase is a new home subdivision with potential 68 new homes to be built.

Although the official start of the “spring” market has not started an uptick in buyers looking for homes now has been reported by many real estate brokerages.  With limited inventory (i.e. 101 homes available in Oswego as of 2/2/18) projected in 2018 and possible higher interest rates motivated buyers are getting a jump on the market.

*Many agents neglect to add the subdivision field when listing a home I discovered while doing research for this blog.  I had to manually find subdivision names for over 120 listings that closed last year.  It’s not difficult for an agent to find out the subdivision name since its part of the Tax Records…so if you have a home currently for sale – ask your listing agent if they marked the subdivision field so other agents can find the listing when doing “quick” searches.  If they don’t your home will not show up unless the street name is used in the search.
