Naperville IL Sees 4% Price Drop in Median Price for Single Family Homes

Despite a 34.6% drop in inventory from September, 2016 to the current 5 months of inventory, Naperville, IL saw a small 4% price drop in its median home price for September, 2017.  There were 123 closed transactions in the single family detached category compared to 126 from 2016’s sales.

Days on market dropped only 1 day to 89 days on market compared to Sept. 2016’s 90 days on market.  The median price dropped from $433,000 to $415,000 in September, 2017

Buildings Along the Riverwalk – Naperville

There are currently 639 available homes for sale with 57 of these being brand new listings!  There are 36 with price changes and 5 that were reactivated listings.  Naperville, IL currently has 185 homes under contract and 24 homes already in pending status.

The lowest priced home currently is a 2 bedroom 1 bath home with no basement and 1,103 sq. ft. listed at $169,900.  The highest priced home is the massive 21,805 sq. ft. home on 3 acres with 6 bedrooms, 7.3 baths, 9 car garage with a full finished basement for $7,100,000 which has been on the market this time for 163 days.  Compared to its June, 2015 price ($8,750,000) its a bargain!

Although it has no homes under $100K and only 2 homes under $200K as one of the most highly sought out towns for families to raise their children it continues to attract affluent buyers that can afford these home prices.
