With a 22.2% drop in inventory levels in September, 2017 Yorkville, IL also dropped 15.5% on Days on Market from 2016’s September level of 103 to 87 days!  The median price increased 6.1% to $249,250 from $235,000 in September, 2016.

There are currently 127 available listings, with 6 being brand new listings, 11 having price changes and only 3 being reactivated listings.  There are currently 47 under contract and 7 pending sales.

Closed sales for September, 2017 were 32 which was 18% drop from the 39 that closed in September, 2016.  It currently has 4.4 months of inventory going into the 4th quarter.

With only 6 homes under $200K currently and no homes under $100K, Yorkville, IL continues to be among the less affordable towns in the Auroraland area.  The most expensive home currently listed is a 5,148 sq. foot home with 7 bedrooms, 4.1 bathrooms, 4 car garage with a full English basement with exterior access for $1,033,000 on 1.2 acre lot.

Despite the increasing prices, its updated Route 47 road and fairly easy access to I-88 and a variety of homes from newer subdivisions from the housing in the early 2000’s and some new custom home subdivisions, Yorkville continues to draw buyers that want homes with bigger lots and a slower small city lifestyle!
