Home sales in September, 2017 for the Oswego, IL area took a small dip compared to 2016’s sales.

With only 52 closed sales vs 2016’s 63, low inventory levels continue to affect buyer’s choices.  We currently have 107 active listings, 12 brand new listings, 14 with price changes and only 1 reactivated listing.  This brings the total to 134 homes on the market.

 

There are 66 homes currently under contract and 10 pending sales (should close in next 30 days or less).  Price appreciation went up 19.4% compared to September, 2016 which is great news for sellers.

With only 2.7 months of inventory compared to 2016’s 3.3 months,  buyers continue to have less inventory to pick from.  With the typical slower rate of sales going into fall and sellers being more motivated with traditionally fewer showings – buyers that are serious about buying a home before they get priced out of the homes they want need to start their search in earnest!
