Hard to believe we are almost half way through August and my July market report was not posted. Buyers are still trying to find their perfect home as school is just around the corner. Despite the low inventory levels we have seen in most Fox Valley towns this year, Oswego, IL was able to beat 2016’s July closed transaction numbers.
In July, 2017 there were 54 closed sales compared to only 52 in July, 2016. Not a big difference but coupled with the low inventory numbers very solid results.
Currently there are only 124 active listings, 7 “New” listings and 13 listings with price changes for a total of 144 single family homes available.
There are 75 listings under contract and 9 that are pending and should close within the next 30 days for a total of 84 listings under contract.
Sellers will be glad to know that there has been an 11.2% price improvement on median home sales from July, 2016’s $237,000 to July, 2017’s $263,500!
Inventory increased slightly from 2016’s 2.6 months to 2017’s 2.8 months of inventory in July.
